His brokerage work includes buyer and seller representation for commercial properties in the Omaha metro and surrounding region. Marty Giff founded Giff Property Services in 2005 after 20 years working as a commercial real estate appraiser in Nebraska and Iowa. He holds Certified General appraiser licenses in both Nebraska and Iowa – the highest credential available – as well as a Nebraska real estate broker license. Over his career, Marty has appraised a wide range of property types including commercial, agricultural, industrial, and special-use properties, with extensive experience in right-of-way and easement work for public agencies. He has provided expert witness testimony in condemnation and eminent domain proceedings and has completed appraisal assignments for some of the region's largest lenders, government bodies, and legal firms. Marty remains active in the firm and continues to take on complex and litigation-sensitive assignments.

A Certified General Real Property Appraiser holds the highest credential issued by the state of Nebraska. Unlike a Licensed Residential appraiser, a Certified General is qualified to appraise all property types — commercial, industrial, agricultural, multifamily, and special use — with no restrictions on value or complexity. For commercial work, lenders and agencies typically require a Certified General credential on the appraisal.

Turnaround depends on property complexity and current workload. Most commercial assignments are completed within two to four weeks of inspection. Right-of-way and eminent domain appraisals, which involve before-and-after analysis and additional research, may require additional time. We confirm a realistic delivery estimate during the scope discussion — before you commit to the assignment.

For most commercial assignments: the property address, a description of the property type, and the intended use of the appraisal (mortgage, sale, litigation, etc.). For income-producing properties, recent rent rolls and income/expense history are helpful but not required upfront. We'll tell you exactly what we need once we've confirmed the scope.

USPAP — the Uniform Standards of Professional Appraisal Practice — is the nationally recognized ethical and performance standard for appraisers. Lenders, government agencies, and courts require USPAP compliance because it ensures the appraisal was conducted objectively, is adequately supported, and meets defined professional standards. Every GPS appraisal is USPAP-compliant and prepared for third-party review.

Both — but the appraiser's client in any assignment is whoever engages us, and our obligation is to produce an independent, objective opinion of value regardless of who that is. We do not adjust conclusions to meet a target value for any party.

Fees are quoted as a flat rate based on property type, complexity, scope of work, and required turnaround. We do not bill by the hour. You receive a written fee agreement before any work begins — no billable surprises at delivery. Fee is not contingent on the value conclusion or intended use of the report.
